What is drain cleaning?

Drain cleaning is the removal of grease, sludge, scale, hair, sand and debris from a drainage line so it returns to full bore. In Dubai it is carried out by mechanical cabling, high-pressure hydro jetting, or vacuum extraction, selected after a CCTV inspection confirms the pipe is sound.

When a drain needs cleaning, and when it needs something else

A drain that runs slowly, gurgles when a nearby fixture is used, smells, or backs up is telling you that its effective diameter has shrunk. The useful question is not how to clear it. The useful question is what shrank it, because the answer decides whether cleaning is the right service at all.

Four causes account for most of the drainage work we see in Dubai. Grease, which cools and hardens against the pipe wall in kitchen waste lines and restaurant runs. Mineral scale, laid down by hard water over years until the bore of an older line is measurably narrower. Construction and desert sand, which enters through open gullies, balcony drains and unsealed inspection chambers and settles wherever the fall flattens. And displaced or cracked pipework, where a joint has moved and now catches everything that passes.

The first three are cleaning problems. The fourth is a repair problem, and no amount of jetting will fix it. A line with a displaced joint will block again, in the same place, at roughly the same interval, for as long as the joint stays displaced. If you have cleared the same drain three times, you do not have a blockage. You have a defect, and you have been paying to postpone finding it.

This is the entire reason we run a camera before we run a cable. The inspection costs a fraction of the repeat callouts, and it is the only way to tell a fouled pipe from a failing one.

The three methods, and what each is for

Mechanical cabling

A flexible cable driven by a drum machine, fitted with a cutting or retrieving head. It finds the softest path through an obstruction, which restores flow quickly and retrieves solid objects. It leaves the coating on the pipe wall. Correct for a sudden blockage, a foreign object, or as a diagnostic first pass. Wrong as a long-term answer to grease.

Hydro jetting

Water at pressure through a nozzle sized to the pipe, scouring the wall at every point around the circumference. Correct for grease, scale, sand and roots. Wrong on a pipe that is already damaged, where the pressure will open the defect. Detail on the hydro jetting page.

Vacuum extraction

Removal of accumulated silt, sand and sludge from chambers, gullies, sumps and traps rather than from the line itself. Usually the first step on a system that has never been maintained, because there is no point jetting a line into a chamber that is already full.

Most real jobs use two of the three. The survey decides which.

Our drain cleaning process

  1. Inspection

    A CCTV camera is passed through the affected line from the nearest access point. We locate the restriction, measure its distance from the access, and assess the pipe wall either side of it.

  2. Diagnosis

    We identify the material causing the restriction and the condition of the pipe. This determines the method, and whether cleaning is appropriate at all.

  3. Equipment setup

    Cable diameter or jetting nozzle and pressure are selected for pipe material, bore and blockage type. Access points are protected and containment is set for material coming back out.

  4. Cleaning

    The line is worked from the access toward the restriction and beyond it, so the full run is treated rather than only the plug. Recovered material is contained, not flushed downstream to become the next building's problem.

  5. Testing

    The line is flow-tested under load, then re-surveyed with the camera along the cleaned section to confirm the bore is clear and the pipe wall is intact.

  6. Final report

    You receive the before and after footage, the pipe condition, what was removed, and any defect we found that cleaning did not address, with our recommendation.

What drives the cost of drain cleaning

We do not publish a price list, because a price given before an inspection is a guess dressed as a quote. These are the factors that actually move the number, and you can assess most of them yourself before you call.

  • Pipe diameter. A 40 mm basin waste and a 150 mm underground main need different equipment and different amounts of time.
  • Blockage severity and material. Softened hair near an outlet is minutes of work. Hardened grease across ten metres of a restaurant run is not.
  • Pipe condition. A sound line can be worked at full pressure. A line with existing damage must be worked cautiously, or not at all.
  • Accessibility. An accessible external chamber, a rodding eye behind a kitchen unit, and a line reachable only by lifting a tiled floor represent three different jobs.
  • Whether inspection is required. We include a CCTV survey by default. If you already hold a recent, readable survey of the same line, that step can be shortened.
  • Emergency or out-of-hours attendance. A callout at 02:00 to a sewage backup carries a different rate from a booked morning appointment.

Residential and commercial work are different problems

A villa in Arabian Ranches and a hotel in Downtown Dubai both call it drain cleaning. Almost nothing else about the two jobs is the same.

Domestic lines are short, small in diameter, and fail because of hair, soap, cooking fat and sand. The blockage is usually within a few metres of the fixture. Villa systems add soakaways and irrigation, which silt up quietly and are almost never inspected until something surfaces in the garden.

Commercial lines are long, larger, and fail because of grease loading and volume. A restaurant produces in a week what a family produces in a year. A hotel stack carries the output of hundreds of rooms into one horizontal run. The failure is rarely sudden, and the cost of failure is measured in closed covers rather than a wet floor. What we see go wrong

Three mistakes account for most of the avoidable drainage spend in Dubai buildings.

Caustic drain cleaner poured into a slow line. It generates heat, sits on top of the obstruction rather than passing through it, and in older plastic waste fittings it deforms the pipe. It also makes the line hazardous for whoever opens it next. If you have used one, say so when you call.

Repeat cabling of a recurring blockage. Each visit is cheap. Six visits are not, and at the end of them the defect is still there and has usually grown. The camera survey that would have found it in the first month costs less than the third callout.

Neglecting the grease trap while cleaning the line. In a commercial kitchen, the trap is the control point. A line cleaned downstream of a failing trap will foul again on the timetable the trap sets. See grease trap regulations in Dubai for what is required of food outlets.

On prevention: for a domestic property, the useful habit is a strainer on every kitchen and shower waste, and no fat down the sink. For a commercial property, the useful habit is a maintenance interval set by what the first survey found, not by what the contract template said.

Frequently asked questions

How often should drains be cleaned in Dubai?

A villa or apartment with no history of blockages generally needs nothing beyond a CCTV check every two to three years. A commercial kitchen is different: grease loading means the line and the trap need scheduled cleaning, typically quarterly, and the interval should be set by what the first inspection finds rather than by a calendar.

Does drain cleaning damage pipes?

Correctly specified, no. A cable sized to the pipe and a jetting nozzle set to the correct pressure will not damage sound PVC, HDPE or cast iron. Damage happens when a method is applied to a pipe that was already compromised, which is the reason we inspect before we clean. A line with a hairline crack or a displaced joint needs repair, not cleaning.

What is the difference between drain cleaning and hydro jetting?

Hydro jetting is one method of drain cleaning. Drain cleaning is the category, and it also includes mechanical cabling, manual clearance of traps and chambers, and vacuum removal. Cabling clears a path through a blockage. Jetting scours the full circumference of the pipe wall, which is what removes grease and scale rather than tunnelling through it.

Why does my drain keep blocking in the same place?

A blockage that recurs in one location is almost never a blockage problem. It is usually a fall problem, a displaced joint catching debris, a partial collapse, or scale narrowing the bore. Clearing it repeatedly treats the symptom. A camera survey of that section identifies which of the four it is, and each has a different repair.

Can chemical drain cleaners fix a blocked drain?

Caustic drain cleaners can dissolve a soft hair or soap blockage close to the outlet. They do not touch grease that has hardened, mineral scale, or a solid object, and they sit on top of the obstruction generating heat. In older pipework and in some plastic waste fittings this causes damage. They also make the line hazardous for the technician who arrives afterwards, so tell us if you have used one.
